Designed for a Life—Not Just a House

This house was designed by internationally recognized designer Sharon Caldwell to solve the problems of suburban living. How do we best use all available space on a piece of property? The goal: minimum of hassle and livability. This is not just a garage with a house attached as an afterthought-you can actually relax and have a life here.

Clearly this is the best house in this neighborhood.

ACROSS THE STREET FROM THE NEWEST DEVELOPMENT IN NEWBERG

The problem however, with the new construction across the street is that most of them are postage-stamp, free-standing condos and pressure you with Home Owner Fees added on to your property taxes and mortgage. For what? To mow the little lawns here and there. No thanks!

 ALL THE WORK IS ALREADY DONE-JUST MOVE IN  

1. This home was completely remodeled with over $40,000 in upgrades in 2008. It's all brand new. Kitchen, all bathrooms, new laundry room with a deep utility tub and creative tiling, vinyl, all new light fixtures, drapes, the works. Even the laundry room is tiled!

2. The home was totally recarpeted in August 2008 and completely repainted inside in 2007.

3. Marble, granite and tile has been designed and installed in the kitchen and bathrooms by a designer.  The Master bath includes marble and double sinks and cabinets.  Walk in closet is included in the master. 13. You control your heating bill. Each room has an individual built in wall heater. Heat only the rooms you are using.

2. Large corner lot accommodates and RV pad, rare in Newberg, (or a basketball, on site, pad) and room for 6-7 cars and/or landscape trailer. The river rock base gives you a place to wash your car! There is a double access driveway to pull in your RV.

3. There is a garbage, recycle bin enclosure which can also accommodate a composter.

4. There are two large patios front and back. The front paver patio (16X15) is an ideal play-trike place on your own property for children to play, not on the street, enclosed by trees. 5. The back patio (10X13 includes a large, drainable Grecian style concrete water cistern or reflective pond. The tiled cistern can be drained and cleaned and the water feeds the lush garden plants. You can also use it to wash a large dog, or let the kids splash around in safety on hot days. No crummy-looking plastic wading pools to hassle with. Just fill it up, and pull the plug.

The drainable feature eliminates the problem of mosquito larvae developing in your water feature.

FLOOD PROOF HOUSE

In Oregon, drainage is everything! That problem is solved here because under the patio is a 10'X7' X4' fully functional drywell. The water cistern drains into the dry well. The drywell drains into French drains 3 feet deep filled with river rock and black pipe which surround the backyard and side yard and drain into the street.

No sump-pumps needed here. This house sits high and dry in the winter, eliminating inside mold and dry rot problems. The French drain also distributes the water to the habitat plants on the property.

SECURITY

The house has motion-detector security lights on 3 sides and a video-TV camera to monitor the front and sides of the home. The backyard is totally fenced and gated.

LOCATION LOCATION

This home is next to a new development of very small homes with little lot space. However this is the newest development in Newberg. There are very few homes for sale in Newberg right now.

DR Horton and the Willcutts development have pushed the limit on space between homes (10 feet?) Do you want to be staring into your neighbor's bathroom window! These developments have taken on the look of campgrounds.

It is possible to walk or bike to the heart of downtown Newberg through Hoover Park in 15 minutes. Walgreen's and Abby's Pizza are a 5 minute walk. The new state-of-the-art golf course is less than a mile away.

For those who prefer to go to work and return home in their private plane, the Newberg Airpark is a 5 minute walk from this house.  The prestigious Airpark Estates are one street over.

This location allows the owner to bypass the 3:00-6:00pm traffic tie-up at Portland road and Dundee because it is accessed from the back from Springbrook Road and 2nd street, then crosses St. Paul highway. The sit in the car on Portland Road can be as much as 2 hours.

The design problem of this home was: How to provide suburban, relaxed livability, not just a curb-appeal life in a snooty, uptight neighborhood. A 3,000 sq. foot home is showy but too much work for most working people to maintain. This is a moderately sized home with plenty of outdoor living space for gardening but no lawn to mow in a Portland-style diverse, family oriented neighborhood.
